Terms & Conditions

1. Once you have made a booking a non refundable deposit of 25% is required as confirmation of the booking. The balance of 75% is due 28 days before your holiday start date. Bookings made less than 28 days before the start date must be paid in full at the time of booking. We accept payment by cheque or by bank transfer.
2. A maximum of five people are able to stay in the house at one time (excluding babies in cots). The cottage has 1 travel cot available and one high chair available. You will need to supply your own bed linen for the cot.
3. Arrival after 4 pm on agreed day of arrival, and departure by 10 am on agreed day of departure please, unless by prior arrangement. Minimum period of rental is three days.
4. Electricity and gas, central heating, logs and hot water are all included in the agreed price. All bed linen, duvets, blankets, and towels are provided. The house is strictly non-smoking but feel free to use the great outdoors.
5. Dogs can stay by prior arrangement only and are subject to a £10 charge per dog.
6. If staying for a two week period, or more, then a change of towels and/or linen is available.
7. There is an open fire in the house which is there for you to enjoy. Please keep the guard in front of the fire at all times for safety reasons and to prevent any accidental damage to flooring.
8. When leaving the property at the end of your holiday it must be left in the same condition as found upon arrival. Any damage caused to the house, contents and any missing items from the inventory must be paid for.
9. Use of the holiday property is at the holidaymaker's own risk. No liability shall fall on the owners for injury to the holidaymakers or for loss of personal property belonging to the holidaymakers. We recommend that holiday insurance should be taken out.
10. If you unfortunately need to cancel your holiday, there will be no refund of full balance monies unless we are able to successfully re-let the property. Although we will do our best to re-let the house we recommend that holiday cancellation insurance should also be taken out.
11. If for any reason beyond our control we are unable to provide the booked property we will refund all monies that you have paid in full and the holidaymakers will have no further claim against the owners.
12. By making an email or telephone booking and deposit payment you are deemed to have accepted these booking conditions, and you must ensure that all members of your party understand and comply with these terms.
13. The owner reserves the right to demand the immediate departure of any holidaymaker/s not complying with the booking conditions, or for any conduct detrimental to the property.
